I Can’t Find a New Construction Ranch!

A new construction ranch home for sale  is a hard thing to find in Newburgh NY. Recently I have had quite a few requests, and buyers are looking for answers.  Resale homes are available, but new construction ranch homes are not being built on speculation by builders.

The Ranch style home was popular in the US during the 1950’s and 1960’s. They were usually three bedrooms one bath and rather small. They were very functional and provided many middle class families the perfect solution to home ownership at an affordable price.

Styles and preferences change with time. Buyers wanted bigger homes with more bedrooms, bathrooms and amenities. Builders looking to accommodate buyers increased the size and the style changed to a more traditional look of a colonial home during the late 1960’s. Bigger was better and by changing to colonial or high ranch style the builder was able to deliver what the buyers were demanding… more space and still give them affordable prices.

Nothing stays the same and the architecture that was once popular in the 50’s is now making a comeback. Well sort of… buyers have been searching in Newburgh for ranch style homes to meet their needs. They are even willing to give up space for the function of a ranch. Still a new construction ranch home cannot be found on the market. This new demand for single level living is alive and well, but builders are skeptical.

So why Is this happening??

The problem is simple – COST! Building a ranch style home compared to a bilevel or colonial is not cost efficient. The common misconception is that since it is smaller it should cost less. It doesn’t work out that way. The two largest parts of cost are the roof and the foundation.  They become double the size and the cost escalates quickly. The builder is dealing with one long box rather than two small boxes … one on top of the other. The total build put the buyer in a different price point and the value is not there.

Certainly a ranch home is still an option. Builders will consider this type of home only as a custom design. Custom plans are drawn up and contracts are signed prior to the shovel hitting the ground.  If your dream home is a ranch let me help you navigate the process.
